Balcony Extension & Glass Room Enclosures in Sharjah

Sharjah is the one city where Diamond Step® doesn't have to travel to reach you — our fabrication workshop sits in Al Sajja Industrial Area, inside the emirate itself, which is why balcony and terrace enclosures here often move from site visit to installation faster than anywhere else we cover. Left open, a balcony or terrace sits idle for much of the year once the heat and humidity set in, and a frameless glass enclosure turns it into a proper room without the cost or footprint of extending the building. Being based locally also means we can turn around a design revision or a re-measure in a day rather than a week.

Every system fixes to your existing slab and soffit, so there's no roof structure to plan around and no major building work involved. Opened up, the panels give the balcony back its airflow; shut, they keep out Sharjah's heat, humidity, and dust — a bigger factor here than in the drier parts of the UAE, especially for enclosures facing the coast around Al Khan and Al Majaz. Low-E glazing is standard on every job to cut heat gain through the glass itself. Thermally broken aluminium frames come as standard too, keeping the finished enclosure comfortable to sit in through the warmer months.

Frameless Sliding vs Fixed Glass Rooms

A frameless sliding enclosure uses top-and-bottom track-mounted glass panels with no vertical posts, so the whole run stacks open to one side — popular for apartment towers along Al Khan and Buhaira Corniche, where the view matters and the space needs to flex between open-air and enclosed. A fixed glass room extension uses permanently glazed aluminium-framed panels with a dedicated door, better suited to a villa terrace in Al Taawun or University City being converted into a year-round room such as a home office, gym, or sitting area.

Balcony Enclosures and Sharjah Building Approvals

Enclosing a balcony changes the building's exterior, so most towers and villa communities in Sharjah expect approval before installation — through the building or facilities management office for apartment towers along Al Khan and Buhaira Corniche, and through the Sharjah Building Control Department for villa alterations in areas like Al Taawun and University City. We build this into the process rather than leaving it to the homeowner: measuring the balcony, preparing the drawings the approval body typically asks for, and submitting on your behalf where that's permitted. We don't schedule installation until sign-off is confirmed, so there's no risk of work needing to be taken down and redone.

Frequently Asked Questions

In most cases, yes — approval from Sharjah Municipality or the building's owners' association is typically required before enclosing a balcony or terrace. We factor this into the design stage and can help with the submission.
Not when specified properly. We fit Low-E heat-reflective glass and thermally broken frames as standard, and for daily year-round use we'll often suggest ventilation louvres or a small AC unit. The result stays comfortable through most of the year.
Yes. The frameless sliding and folding panels stack neatly to one side, letting you open the space up fully when it's pleasant outside, then close it again for shade or privacy when needed.
A balcony extension uses sliding or folding glass fixed to your existing balcony slab and soffit — there's no new roof involved. A conservatory is a freestanding structure with its own glazed roof, built out from the property. Balcony extensions go in faster and work well for apartments.
