Frameless Sliding vs Fixed Glass Rooms

A frameless sliding enclosure uses top-and-bottom track-mounted glass panels with no vertical posts, so the whole run stacks open to one side, the most popular option for tower balconies on Al Reem Island and Yas Island, where the view matters and the space needs to flex between open-air and enclosed. A fixed glass room extension uses permanently glazed aluminium-framed panels with a dedicated door, better suited to a villa terrace in Khalifa City or Saadiyat Island being converted into a year-round room such as a home office, gym, or sitting area.

Enclosing a balcony changes the building's exterior, so most Abu Dhabi towers and villa communities require approval before installation, through the building or facilities management team for towers on Al Reem Island and Yas Island, and through the community's own rules for villa areas like Khalifa City and Saadiyat Island. We factor this into the process rather than leaving it to the homeowner: measuring the balcony, preparing the drawings the approval body typically asks for, and submitting on your behalf where that's permitted.
