The figures you see nearer AED 150 per square metre are almost always single glazed, lightly framed, and roofless.

The Costs That Are Not on the Quote

Two items catch owners out regularly. The first is approvals. Enclosing a balcony or adding a glass room changes the external envelope, so a community, owners association, or Dubai Municipality submission is normally needed. Fees vary by property type and community, drawings take preparation, and approval is usually the longest stage of the whole project rather than the build. The second is cooling. A glass room intended for year-round use needs a split unit or a spur off the villa system, and that is frequently a separate trade priced separately. A quotation that looks unusually competitive is worth checking on both of these before you conclude it is the better offer.

Making Two Quotes Comparable

Ask both contractors to state, in writing: the glazing type including whether units are double glazed and Low-E coated, whether the framing is thermally broken, whether a roof is included and in what glass, who prepares and submits the approval drawings, and whether cooling is in scope. Match those five lines and the numbers become comparable. Until you do, you are comparing a screen with a room.
